Boiler & Central Heating Plumbing

No heat and no hot water is usually one of four things: system pressure below roughly 1 bar, a failed diverter valve, a stuck pump, or a controls and thermostat fault. Pressure and controls can often be checked over the phone before anyone is booked.

A cold house in January is treated as urgent, particularly where there are young children, elderly residents or a vulnerable tenant. We take heating loss calls out of hours.

Plumbing and gas work are separate legal disciplines in the UK. Any work on gas appliances is carried out by Gas Safe registered engineers, and we hold public liability cover up to £5 million. The Gas Safe registration number is available on request.

What's included

  • System pressure loss investigation and re-pressurising
  • Cold radiators, balancing, bleeding and valve replacement
  • Leaking radiator valves, towel rails and heating pipework
  • Circulating pumps and motorised valves
  • Hot water cylinders, immersion heaters and unvented systems
  • Powerflushing and system cleaning where sludge is the cause

Typical heating faults

  • Pressure gauge falling below 1 bar repeatedly
  • Radiators cold at the bottom or cold at the top
  • Heating works but no hot water, or the reverse
  • Banging, kettling or gurgling from the system
  • Leak from a radiator valve or under a towel rail
  • Hot water only from the immersion heater

What it costs

Heating repairs are charged as a call-out that includes the first hour on site — £99 standard hours (8am–6pm), £129 evenings (6pm–10pm) and Saturdays, £169 nights (10pm–8am), £149 Sundays and £199 bank holidays — with any further time at £95 per hour. Where a part must be ordered, we tell you the part, the price and the lead time before you commit.

How our pricing works
